You have to want something immensely in 

order to feel the motivation and not get 

discouraged when obstacles occur. 

I am with your father here.  I always go with the listing agent.  they are motivated by keeping all of the commission. Plus they know the most about the property directly.

I don’t think you need to write anything different in your lease .

Vinyl is so much less expensive than porcelain,  so I would go with that.

Not sure how questionable these things are sounds like a new overly eager agent , 

but if you’re not totally comfortable with this person, why stay when there are so many choices?
