Tenant wants to break Lease
My Current tenant just Renewed her lease on May 1st . She signed a 6 month lease and paid rent for the Month of May. However she now wants to break the lease because she claim she has lost her job. She plans on moving out by the end of this week and said there are Minor damages. With that being said I still have her security deposit and last month rent. By law do I have to refund the last month rent and security deposit due to such short notice ??

It depends on your lease, but if she is breaking the lease, she is not entitled to either the security deposit or the last months rent back. You will need to use those to cover your vacancy & repairs from the unexpected loss of tenant.
