@Kevin Wilson congratulations!! I’m assuming you purchased in your personal name given that you were able to refinance into a 30 year fixed at 4.5. Is that correct ?
I'm currently working on a BRRRR which I purchased in a entity . Now that I'm on the refinance stage lenders are giving me a hard time

My Current tenant just Renewed her lease on May 1st . She signed a 6 month lease and paid rent for the Month of May. However she now wants to break the lease because she claim she has lost her job. She plans on moving out by the end of this week and said there are Minor damages. With that being said I still have her security deposit and last month rent. By law do I have to refund the last month rent and security deposit due to such short notice ??

@Aaron Hale Ive just researched a pet addendum and i will definitely be adding that to the lease. I am in the process of doing it now as we speak. from what i was told i will most likely charge a non refundable fee + pet deposit + monthly fee. I will see how this works out thank you for this information!!

@Scott Scheel Ok I like this idea. I may have to consider this in the near future. I am thinking about charging 25 per month and 250 non refundable pet deposit. Thank you for your advice!!
