Does anyone have any recommendations for a property manager in Tulsa, OK? I'm buying out of state...

Also, does anyone have experience with common fee set ups in that area; is a leasing fee+monthly management fee normal?

    Hey , Congratulations on buying in Tulsa! It's a great rental market. :)

    Reach out to @Tracy Streich. His company is called Renter's Place and they do a lot of property management in the Tulsa area. 

    It's pretty common for management fees to run 50-100% of first month's rent (as a leasing fee) plus 8-12% of the monthly rent collection. But not all companies will charge both. Some do discounted leasing fees if you are having them do full management, some do flat fee rates, some do only monthly rates and including leasing at no additional charge, etc. So it definitely varies from company to company, but that's kind of a ball-park structure.
