How close can landlording get to complete passiveness?
I ask this as I notice many people own rentals out of state. So does this mean that it's almost completely passive (as I couldn't imagine someone flying out to another state every time they need to get a new tenant or fix something). Do these out of state owners of rental properties just need to pick up a phone to get stuff done cause if that's it, I'd say that's like 90% passive. Which is great!
So, whats the closest you can get to being passive in rentals?

I own properties in AZ, FL, multiple cities in TX and UT. Last week I visited 5 states in 6 days to visit my mgmt people. This is an annual trip. Other than that, I have a personal asst that overlooks it all and furnishes me monthly reports. I check and look for trends in the reports. These properties consist of over 800 sfrs, apts and storage units. This is pretty passive, imo. I do build new homes in UT which I oversee, somewhat, and have a subdivision in SO TX where I build homes and don"t do much to oversee. Rich
