Expense and Capital Rates for University Housing

So in discussing a deal I posted for input, I was encouraged to ask this question on the forum. Baton Rouge is home to LSU and that opens the opportunity for university related rentals. Has anyone found that there are any different averages you run for capital and maintenance expenses when your rentals are directed towards university students? Thanks!
