I realize every bank will have their own requirements, but has anyone seen any kind of an industry standard on needed equity or maximum amount of remaining mortgage?

I have time and some starter capital to begin my investment journey, but I am new and need experience. I can provide the time and sweat equity to benefit someone who could benefit from teaching a newbie. I am currently in the Baton Rouge local area, but also open to helping and learning from a distance. I am particularly interested in getting into either smaller mfr or have heard of assisted living sfr leasing to the professional care companies. I am fully aware that there is no "one way" and am willing to learn whether locally or from a distance. Please PM me if you are interested. 

So in discussing a deal I posted for input, I was encouraged to ask this question on the forum. Baton Rouge is home to LSU and that opens the opportunity for university related rentals. Has anyone found that there are any different averages you run for capital and maintenance expenses when your rentals are directed towards university students? Thanks!

Michael, thanks for the input. Without other investors, I would not be able to fund this deal. Some of those numbers are things I am still working to confirm. The CapEx figures are the question mark. The description from the MLS listing make sound more turnkey type, but I know you can't just go off what the person trying to sell is telling you. There were no pictures of inside any of the units. Almost certainly the tenants of this would be college students in a university known for partying. I wonder if anyone has maintenance and capex averages for university town units.

Anyone have an example of a 5C personal presentation for introduction to lenders or know of a good template? I want to go shopping for a lender and heard the 5C principle of what lenders (underwriters) want to see. Thanks!
