My First Eviction (Maybe...)

The good times never last. Tenant asked to pay rent on the 6th. 10 months and never been late. I allowed. The 6th came. No rent. Out the door she went. Well, not really. But she has come across hard times.

I went to the duplex and had a little chat with her, and to serve her a 3 day pay or Quit Notice. Tenant plans on breaking lease and moving out Sept 22. I’ll be filing for eviction Sept 23 if she is still there. In the meantime, we agreed she’d make the place presentable for showings. I suppose if that doesn’t happen upon my inspection in two days I could revisit the filing of immediate eviction.

So, for right now I’m out September rent, with her damage deposit in hand. Perhaps it will be a smooth transition into a new tenant for October 1. We shall see.

@James Wise  I definitely thought about that, but honestly, the timeframe isn't good for me. I'm about to leave town for work for 2-3 weeks, and the court date would come up quicker than I could work with. So, I'm going against all known logic and giving her this one chance to actually get out of the unit within two weeks. All the paperwork is prepped and ready to go, if it comes to that. I'm doing an inspection tomorrow on the unit, so that could tell me to go ahead and file right now.
