Property Management Software for Small Number of Units

I'd love to hear pros and cons of the following property management software for a small number of units:

Tenantcloud

Cozy

Avail

Have you had success or problems with any of these?

It depends on what you want from your PM software.  I use Cozy because it has a simple interface and I can track income/expenses and maintenance requests.  This is all I need for now.

I would go with TenantCloud if I wanted more features such as lease document management or tenant messaging.
