I start with a RentRange report which breaks down rent estimate by property type and zip code.  I like it because it includes actual rents as part of its algorithm but I also supplement this by looking at the comps on Zillow which tends to have a good amount of listings in my area.  Zillow also gives me a more qualitative comparison of available property conditions so I can adjust my rent accordingly.  

I try to stay just under the best comparables in my area.  This usually works the first time.  No need to lower rent and look desperate.

States don't provide leases but many states do require specific language and fonts be used for certain provisions.  There are a few good services that will help you create a valid state-specific lease.  Whatever you decide to use, be sure it is up to date and includes guidance for local municipal laws as well.  You may be subject to additional laws depending on where the property is located.

My Cozy account migrated to Apartments.com.  It's been good but not as good as Cozy.  I'm considering switching to Avail.  That would be my next choice.  Search "rent collection comparison" and you will get a bunch of reviews of each of the services. 

I ask 3 initial questions: (1) do you meet the minimum income requirement?, (2) When are you looking to move in?, and (3) How many people will be living there?

I will follow up with a couple more questions on Pets, Move In costs, etc. if I receive an acceptable response.  This will weed out the majority of leads so you don't waste your or their time.

I would file now to get in line but simultaneously work on getting assistance.  It sounds like he could apply for and receive a 6 month hardship stay of eviction given his situation.  That plus the long line to evict now means you are looking at probably over a year before you can evict.

Try ezLandlordForms.  But note that the days notice required is different depending on the Good Cause you are seeking an eviction under.  Message me if questions.

I’m still deciding on whether I want to continue with Apartments. It’s OK but Cozy was better in some ways. Not significantly though.

Avail is my next choice if I decide to switch.

IMO there is no need to create a potential conflict with a lease clause (because it's worded awkwardly for example) and the Federal law.  If you rent to active duty military then you need to know the law but it doesn't need to be in your lease unless the disclosure is required by law.  If your tenant needs to terminate due to PCS orders, then you can let them know the requirements via a lease termination notice.

Cozy is now part of apartments.com. You can’t sign up for Cozy anymore.

Apartments.com uses a version of the same Transunion report you can get on your own via SmartMove. It sources from the same database and is a favorite of many on this forum.

Alternatively you can check out RentPrep which offers a manual background check which may be more thorough.

I use a combination of RentRange and checking the latest listings on Zillow.  I ignore the Rent Zestimate though.  I find RentRange to be more accurate.  Reports are $14 each but I use a 25% off code so it's about $10.
