I can’t think of any site other than census.gov that might go back that far.

@Vincent Thomas I use RentRange.  I find them to be more accurate than Zestimates or Rentometer.  It's probably because they also use actual rents at least in part of their algorithm.  I have a coupon code that gives you lifetime 25% off the wholesale price.  Message me if interested.

I like RentRange. Seems to be the most accurate in my experience. I have a coupon  code if you are interested.

There are a couple including Rently and Caretaker.  They use Bluetooth. No wifi required.  Also some of the lock boxes are smart and detect if the key isnt returned. I’ve been doing some research so it’s top of mind. Message me if any questions.

Unfortunately, your lawyer is correct.  Only emergency eviction proceedings are taking place.  I don't know if that includes damage to property though.  Best you can do is file to get in the queue.  Good luck.

If you are renting to multiple tenants it's a good idea to include a provision that a notice sent to one tenant is considered to be sent to all tenants and a notice received from one tenant is considered to be from all tenants.

I'm not familiar with Zillow lease but I doubt they have a good state-specific lease.  I think ezLandlordForms has a good online state-specific lease builder.  It walks you through the process and even warns you when there are local requirements you need to consider.

Your property manager hopefully has a good NJ-specific lease but make sure it includes a couple of key things like late fees are "Additional Rent" and you have the "right of re-entry."  These are specifics that a judge will look for when filing for an eviction in NJ.  Without these specific words your case could be thrown out.  I have much more info on writing leases if you are interested.  Just message me.

Just wanted to add that YES, NJ now allows tenants to use SD to pay rent.  See Executive Order 128.  However, the tenant has to send you a written request. You could just tell her you cannot allow her to use the SD unless she follows the protocol. 

Did you collect 1.5 month's SD?  If so, then you should have 1/2 month rent available to cover any damages.  I'd inform her of the fact that she gets the SD 30 days AFTER she moves out pending an inspection and subject to reduction due to damages.  In other words, there may not be any SD left to pay Feb rent and she will still be liable for the rent due. 

I'm with the others though.  Let her out ASAP and find someone better.  Don't risk a bogus Covid holdover.
