Investing in Senior Apartments

I have several rental properties that I currently manage and recently spoke to a friend of mine who is investing in senior living apartments. Anyone have experience renting senior living apartments. Pros/Cons?

Depending on the state there are A LOT more regulations around this than just normal properties. It may require you to get special license and certifications. Your buildings will have to comply with extra regulations and overall you may have to run things as more of a business than you are used to. That being said it can be a rewarding and profitable experience, but there is a lot more homework required. There are several investors who specialize in senior homes. Brandon Schwab is one who pops into my mind. I recommend looking him up as I believe he offers advice on the subject.
