Does a multifamily property need different appraisal than a house
I want to get an appraisal for a 3-unit residential rental property I own. Some folks tell me that requires a Commercial appraiser, some say Residential. My guess is that it's like realtors: If you're an investor, you want to work with a realtor who understands investment properties. But I'm new to this. Is an appraisal of an investment property done differently than for a single-family home? Should I look for an appraiser with investment/multifamily experience? Thanks!
