Increase your leads through Facebook Marketplace

Competition to lease up Class B Multifamily has been increasing over the last few years. Especially with so much of the Class C product being repositioned/renovated to a solid B or B+ class property. About 5 years ago we started to see more and more people use apps like Zillow, Hotpads, Tulia, etc. These apps have provided us with not only a larger pool of potential renters but quality renters as well. Now we are finding Facebook Marketplace has begun to be a go to for people looking for rentals. Especially anyone under 35 yrs old. We are seeing an increase in our numbers across the board. Number of inquiries, number of applications and our showing to lease conversion rate has increased. We continue to shift over to social media in order to not only get quality leads but to engage and create that sense of community for our tenants. Which we all know is key in keeping vacancy down, being able to provide value to tenants and allowing us to push rates.
