I purchased property with septic issues from a wholesaler 6 months back saying as is. Wholesaler did not mentioned me about any septic related issues. I was only given 10 days to close and told not to disturb tenants. Now i am dealing with all head aches. Is there is a way i can ask wholesaler to talk to previous owner to pay for the septic related repairs? As a seller do i have any rights or help i can get in this matter. Thanks in advance. Please advise

Replied

You would have to review the contract that you assumed when making the deal with the wholesaler. In most cases the properties are sold as is, and from what I typically see the sellers wouldn't have any responsibility. Review the contract and if unsure have a real estate attorney review. If you purchase a property and can't do inspections then you should always expect the worst case scenario, and negotiate with that in mind. Hopefully you got a good enough deal that you can overcome the issue and it is still a good investment.

Good Luck, Aaron
