Tenant Rental Process

Hi! Im wondering what everyones process is with renting to new tenants. I currently do a phone interview, application, and showing. It seems to be working well. I did a phone interview with my first applicant and they checked all the boxes and application. I then did a showing and they loved the property and signed a lease. However, I had more phone interviews setup that I never was able to get to as my first tenant was great. Looking for thoughts on how to streamline a better process or room for improvement.

Great question Chris!

We have a set of guidelines that we provide the tenants. These would be your acceptance criteria but we give it to any tenant that's interested so they usually screen themselves - monthly gross income at lease 3 x rent, no evictions, no broken leases, etc.

Then we show them the property and answer any questions. They fill out an application and we validate previous landlord, income, etc. If all looks good then we get the deposit and give them the keys!

We've found it hard to get the potential tenant to fill out an application before they see the property but if you can do it that way then more power to you!
