Post: Data Management and Updated Data

Hi-

Im a real estate investor that is doing direct to seller marketing and looking for a data manager. I recently brought the direct to seller marketing in house. Looking for some advice for the best way to keep accurate and up to date data as this is not one of my strengths and I realize how important good data is. The marketing company that was working for us used prop stream to pull the data and a lead stacker system to skiptrace and manage the data. The end result that we are looking for is to have accurate lists that we can market constantly and update niche lists weekly and broad list monthly.

Thanks,

Chris

@Nicole Heasley Beitenman what if they pay for the application fee and I dont end up selecting them.... Would I be on the hook to refund them?

Hi! Im wondering what everyones process is with renting to new tenants. I currently do a phone interview, application, and showing. It seems to be working well. I did a phone interview with my first applicant and they checked all the boxes and application. I then did a showing and they loved the property and signed a lease. However, I had more phone interviews setup that I never was able to get to as my first tenant was great. Looking for thoughts on how to streamline a better process or room for improvement.

Hi,

I’m a real estate investor in Rochester, NY. Wondering if there is a market standard or average referral fee for referring deals that it makes the most sense to list with a realtor? Through my marketing- I have been referring off deals that don’t meet my flip or buy and hold criteria. I’ve heard the industry standard referral fee is 25% of the listing agents commission. Any insight is greatly appreciated.

Thanks!

Chris
