I currently have (3) rental properties and was wondering what other landlords do for quarterly inspections- if you do an informal walk around of the outside and inside of the property or if you have formal checklist to standardize the process. I will be having a worker perform the quarterly property inspections. I'm looking to continue to grow my rental portfolio so looking to setup some type of system now.

Hi! 

I've been flipping houses for 2 yrs now part time and just hired an admin to start pulling lists and doing some cold calls. Would anyone be willing to share a cold call script that they use or thoughts on if a script is even necessary?

I currently have a bookkeeper that does all my books for my rental properties and flips. I have 3 rentals and flip 4x properties a year. I pay $250 monthly and I’m wondering everyone else pays!

@Steve Hall Thanks for your response and maybe my question was poorly asked. I have lots of questions for my money investor that we will discuss on and we will hire an attorney to draw up an operating agreement.

However, I'm looking for someone who is already doing this and has ran into things they possibly didn't foresee as being an issue and then had to go back and add to the operating agreement.

Hi,

I'm looking to scale my flipping business from part-time to full-time and to partner with a money partner (which I have). Does anyone have an operating agreement that they would be willing to share- or any insight from someone who is already doing a similar a similar partnership?
