Good Morning!

I require my tenants to get renters insurance when signing the initial lease and moving in. I have a tenant that is still living in my rental property, but I just received a notification in the mail that my tenant has yet to renew the renters insurance for another year. This is a good tenant that pays on time. Wondering if I should enforce this policy and say that you need to renew the renters policy or sign off on a waive stating that they are opting out of renters insurance. Any advice would be greatly appreciated!

Hi!

I currently am a part-time real estate investor that will be leaving my sales job at the end of the year to start investing full time in real estate. I currently flip houses, purchase buy and hold rentals, and wholesale deals that don't meet my criteria for flipping or buy and holds. I'm looking for some advice on social media marketing. I'm currently using a PPC company, which has been generating leads and has been very productive so far, but I'm looking to add to our marketing funnel and bring in more leads. I'm thinking about hiring a company to create, and manage social media pages as well as do some paid advertising on the social media platforms. I'm looking for advice on this topic and also recommendations for companies that work in this space. Ideally I would love to partner with a company that specialized in the real estate space.

@Casey Pritchard Hi Casey- I’m a real estate investor in Rochester. I will be closing on a house that I will be flipping in Greece in November and it will be ready for sale around December. However I will be selling for around 139k. It’s passed your 100k number. It’s a 3 bedroom and 2 bathroom layout. Dm if you want more information.

I'm in the process of sourcing different companies to pull lists from to start doing cold calls and using LeadSherpa. Does anyone have any recommendations for a company or companies that you have found to have more accurate information over the next company?
