Rent Vacant Units or wait?

I now have 3 vacant units and I’m struggling to decide what to do... I have been showing them and have some interested parties but I’m concerned they might stop  paying after the first month. Shall I take the 1st and security deposit money and hope for the best or stop advertising and wait it out?

Financially, my section 8 units could pay for all of the other properties so I would break even if all the others stopped paying all together. It just seems like a headache to rent them out and then worry about evicting them and dealing with damages etc.

I appreciate any input...
