Tenant Placement in MN

Hello,

I own a rental property in Ramsey, Minnesota, which I self manage.  That being said, I live outside the state, and will be needing help with finding a tenant, when my current tenants lease is up.  Does anyone have any suggestions?  Also, how has the market been?  Seems like hardly anything listed these days.  Its a 2/2.

@James Hamling what do you charge for tenant placement only? I self manage as well, not in your area though. I am having a fellow investor and friend, assist and possibly take over tenant placement since I am out of state. Neither of us know what the going rate is for placement only.
