Tulsa OK new investor question

I am buying a family property out of trust in the Florence Park area in tulsa. I grew up in the area but have lived in okc since 2001 and don't know the area well

How much rent should I expect (ballpark range) for a 4bed 2 bath C class house in that area? What about a duplex 2/1 each side. weighing options at the moment. will need some renovation regardless and might convert. 

also there's no garage

I'm not much help with the Tulsa area, but you should reach out to @Tracy Streich. He is a property manager in Tulsa and would be able to give you an idea of what to expect. @Scott England is also a good resource for both OKC and Tulsa!
