Incentives to renters to take great care of the property?

Besides the promise of the full deposit returned for a well cared for rental, what other incentives do you provide to the tenant to encourage great upkeep of the property? Besides obviously screening great tenants, do you offer some sort of “bonus” if the wear and tear is minimal and it is move in ready for the next occupant. This particular unit is brand new so we’re hoping we won’t need major painting or repairs after the lease is finished. Also, do you ever provide at the beginning of the lease an itemized list of what the estimated costs would be IF certain items are damaged? Thank you

Their damage deposit return is what they get if they treat my units nicely. And if they pay rent on time, they get to live there as well. I’ve never understood bonuses, gifts, or anything else to tenants for doing what they are supposed to do. Anybody get extra rent from their tenants as a “thank you” for making repairs on time and abiding by the lease?
