Renting to college students

I would like some thoughts/opinions on renting a large house to college students. The house needs some updating (kitchen and bathrooms) but there are 4 bedrooms, one apartment and one cottage, located near a university.  It has been rented out in the past but needs some updating ...there is no way I would rent it out in it's current condition.
