Also Real Estate lags behind the economy....so if the economy does dip, Real Estate will still be strong, for possibly even 12 months, after an event.

I agree with Annchen. You can find a buy/hold but unless you are willing to do a major rehab, not many flips right now. Unless of course you have everything in place to work with wholesalers. These guys move fast and I mean fast! But again these are major rehabs. Let me know if you have everything in place and I can put you in touch with some wholesalers.

How exciting! There are so many different ways you can go! I would love to talk with you about the Raleigh/Durham areas. We can choose a few test deals and work them using the BiggerPockets tools. I believe that is a good start. Keep in mind, you will learn on EVER deal...don't think you will "know it all". I delayed my start for fear of losing but when you are learning...you aren't losing. I would like some thoughts/opinions on renting a large house to college students. The house needs some updating (kitchen and bathrooms) but there are 4 bedrooms, one apartment and one cottage, located near a university. It has been rented out in the past but needs some updating ...there is no way I would rent it out in it's current condition.
