You do know that even if the property is vacant when you buy it, druggies will member it as the drug house and return to it for YEARS to come?

I bought a Freddie Mac foreclosure that had been the local heroin dealer's place.

All during the rehab the apartment was broken into and the ceiling tiles popped to see if there was still a stash up there. I replaced all the tiles as they were filthy and stunk and I can see where they touched that one tile when they break in because of their fingers being dirty.  Always the same one.  I have replaced that tile a half a dozen times!   It was broken into often.  ANYTHING, including light fixtures were taken, druggies will do a thousand dollars in damage just to get something they sell for $20.  I had over $5k in loss from the break ins.  Two years after I bought it the tenants get asked if they are the new fence or if they are selling.

And the one apartment was hard to rent.  There are at least 3 deaths in that apartment.  And from the first time we entered the bedroom in that apartment one of my kids said 'why is it so cold in here?  The other apartments are not cold like this one.'  It really is cold.  Guess the tenant will save on air conditioning!
