Alarm/Security Systems for Rental Properties

Are many of you adding alarm/security systems to your SFH rental properties? Are they considered a "value add?"

What type of systems/service are you using and how is the monitoring fee handled between you and the tenant?  Do you work it in as part of the rent; pay the cost yourself; or have the tenant assume responsibility for the fee?

I was having problems with neighborhood kids entering a vacant apartment building that I am rehabbing. Purchased fake security cameras, signs and motion activated flood lights did the trick for me. No more intruders!
