I've heard some people have success contacting landlords who have posted an apartment or house for rent, with the intent of buying it from them. What's the best way to initiate this conversation?

I agree with @Ray Fisher.  Take your time a craft a good email.   Let them know your interest in buying if they want to sell and an easy way to contact you.    Copy an paste the same letter to each listing.   Kind of like a digital bandit sign.   Alot of people will not respond but you just need 1!
