Paint request from my 10+ year tenants

Hello, I have a long time tenant (10+Years) that has been making requests for improvements to the property. The problem is that I charge them well under market value and have not given a price increase in many many years. If I fix the place up I’m going to want more $. How do I address this recent request for interior paint? I really wish they would leave already so I can fix the place up and get more money for the place. They have an elderly woman living with them as well.
