We are very excited to announce that our July Case Study meetup will be taking place at a promising mixed use property in Normal Heights, which now features an awesome bar - The Air Conditioned Lounge - as well as the Rockefeller Center for Anti-Aging.
After enjoying complimentary mimosas; our incredibly gracious hosts, @Gary John and Kimberly Rockefeller, will be walking us through the ins and outs of the property and explaining what has gone into this 13 year project. Among a bevy of other topics to be discussed, this event will offer a hands-on, inside look at the following topics:
Converting Residential Units to Commercial Space: The key to REI is finding the highest and best use for your investment. For that reason, it is crucial to understand what goes into changing the use of a building from a residential rental unit to a functioning commercial space. Gary and Kimberly will explain how they analyzed the various different uses and what led to their decision to ultimately go through with the conversion.
Coming Out On Top With Commercial Financing: The landscape of the commercial lending world is remarkably different from that of its residential counterpart. This event will help to educate you on how to best go about navigating the additional complexity and barriers to entry that you see in this commercial space. From identifying the various financing options, to comparing the costs/benefits of each, all the way to negotiating the most advantageous terms possible - we will be walking you through how to not only come out of a commercial loan alive, but on top.
Meshing REI & Entrepreneurship: Far too many business owners overlook the advantages of utilizing REI in tandem with their business operations. Every business needs a place to operate. Why not have your cake and eat it too by being your own landlord? Gary and Kimberly will be going into detail about how they paired real estate investing with their ongoing business to help them accumulate wealth at a drastically faster pace.
Adding New Revenue Streams Using Existing Overhead: More often than not, owners of commercial property are missing out on the opportunity to maximize their returns.
