How do you fund your rentals? Commercial loans are all variable rate or 5 year terms and I dont want to risk interest rate hikes. Can you get a conventinal mortg on rental properties? Thanks!

30 year conventional fixed rate. This is a residential property for 4 units and under.

Hey Jennifer! -20% down -15% down investment loan (plus PMI) -10% down second home loan (plus PMI…this is based off your DTI and will not take into account the income from the property. Rates for this specific loan will also be increasing April 1 I believe. You cannot have a traditional long term renter with this loan). -or 3.5% FHA if you’re living at the property

You can also sometimes finance them using a second home conventional loan. I know there have been recent changes, but we used it last year and got a 30 year fixed with a 10% down payment. If you live in the property, you can get even more favorable terms. I believe the down payment range @Eric Morel is talking about is with the lender treating it as an investment property and not a primary or second home.

You have to have good credit and DTI under 38%. It will require 15 to 25% down.
