Convert LTR to STR in Lubbock
I am considering converting one to three long-term rental properties to short term rentals in Lubbock. I am long-distance away and need to put together a team of cleaners, maintenance personnel, handyman, etc. I would appreciate any input you STR folks are willing to share about feasibility and connecting me with key folks looking to help with STRs in Lubbock.

You won’t find those here. Use a local Facebook group. Also don’t really need a handyman “on staff” just call around when the job needs done. Unless you have 40 properties for them to look after they’ll forget who you are by the time you need them. Good luck! Short term has been great to me!

Lubbock is a college town, so I suspect that you would do well. Facebook and the "NextDoor" app will be your best bet in tracking your helpers down.

Did you find the information you needed? I've been contemplating doing an Air BnB/VRBO and self managing it. I'm located in Lubbock and can find the people needed for cleaning and etc... Just curious to hear any experience or lessons learned from doing it in Lubbock.

Just curious, what drives the STR market in Lubbock?
Medical, TTU, workers coming through. I have one next door to me and a friend who have 3. Watching them makes me want to try one of mine. They are almost always booked.
I have not yet explored specific resources for self managing but have reached out to a few managers for feedback. I will let you know if I jump in.
@Eliott Elias in addition to what @Suzanne Johnston I understand that specifically TTU football games, TTU graduation ceremonies, etc. draw guests.

evolve.com im in the same boat. and as long as you are in their area they can handle all of it. i think their fee is 10% but it seems full service so i think it's worth it. i am just starting with them so i dont have a full scope on execution with them yet, but they are highly rated.

What drives the STR market is Texas Tech University and medical industry, I've heard around $10M (may not be exact) is expected when we have home games. Also, we have a very robust medical industry with TTU medical, new VA center, St Mary's and UMC. Lubbock is a great market for short term and long term, the pandemic showed how strong our economy is.
Any success in Lubbock folks? I'm about to purchase a 4 bed 2 bath sub2 next week there. Airdna shows $55k for this property... it is newer with a swim spa... I am shocked as it's airdna estimate is the same as one of my townhomes within 15 minutes of two national parks in Utah! I'm hopeful, but generally I'm very negative towards Texas. It has been nothing but messes for me in the past.

I live in Amarillo, and I know that there are STRs that do well here. I do not know the situation of your property in Lubbock, but I would think it would have broad appeal for the medical community and folks traveling in that are Texas Tech related. Speakers, parents, etc.
The only thing I don't like about Texas and real estate is the property taxes here are sky high.
Do you have any downside risk to give it a go?

I had considered an MTR, medium-term rental, using FurnishedFinder or another specialty profession-based platform for nurses, soldiers, professors, etc. The leasing agents I'd spoken to (big surprise, since they make money from renting long-term) advised against it because of neighborhood restrictions, cheapness of furnished apartment homes, and management (if you have a 3br, will you be renting to 3 nurses and managing any conflicts/turnovers/drama?).
So my cute lil brand-new build sits vacant, but I'll be considering the STR route if I continue to hear crickets. Let's get some funding together to get a MLB-affiliated minor league squad or build a new Vegas Sphere in the LBK to get that STR market smoldering! ;)

Neighborhood restrictions, if they exists, will be worse with a STR than a MTR.
First just stay out of HOA neighborhoods if possible. Then you'll just have to worry about any other local ordinances.
