Short Term Rental Design Consultants

Hi - 

Has anyone worked with any short term rental design consultants they can recommend in the Denver area. We are looking for help with both furnishings and bedroom/living room design for a few properties.

Do it yourself. If you need help with furnishings and designs, doing an STR may not be in your list of talents. I've got 23 STRs and didn't need help from anyone. Use the stuff between your ears.

It shouldn't be that hard. When I look at airbnb they seem to all look the same. All Ikea and the same artwork quotes on the walls....Maybe they buy it all, take professional pictures, then return it, then put the old stuff back in.?? I don't know. I'm just starting myself and winging it the best I can by checking everybody else..One of the biggest complaints is that STR's never look like the pictures.

Find the really successful STR rentals in your area or even other locations. Copy the ones you like. You don't have to reinvent the wheel.

I’ve done ours on our own but have had clients use Awning (their head of Design is from Airbnb) and Guested.

My wife is a designer by trade (not a "she has an eye for design" - people pay her money to do it), so that was a bit of a cheat code on our properties. I do, however, recommend at least a consult with a designer and being bitterly honest and self aware. You've just made a MAJOR purchase and are about to start bleeding cash on furnishings, decor, updates, etc...just spend the money and hire a designer. I can't answer your question directly given that I don't have any contacts in Denver...really just chiming in to say that you are asking the right question and I believe it's a good idea.

Anna, 

My property manager has set up several of my properties.  She has a great eye for decorations and is handy at making items.  Start with a theme for your area.  Our theme is beach since that is where my properties are.  She goes to Hobby Lobby for many of the smaller items. 

As some have suggested, look at the properties in your area on ABB, and VRBO and get some ideas from them.  You may need to paint if your color scheme requires it.  There is quite a bit to set up a property from start including furnishings.  I recommend you browse through some of the other articles here for ideas on beds etc.

This is too easy. As @John Underwood said , if you run out of ideas, just look up a competitor and copy what they did.....

Find a theme that suits your area, and follow it.

Check out house staging companies in your area.  They often will do what you are looking for.

I’ve built relationships with local interior designers and “trained” them on what we need in our STRs. They have to understand where buying nice stuff is worth it (beds, furniture) and where it’s not (lamps, wall art). 

A good interior designer will actually save you a ton of time (= money) and make your life so much easier.

Awesome to hear you're willing to hire a professional. We tell all our Airbnb/short-term rental investors in Denver and Colorado to go the extra mile. It's not the STR market it was five years ago. People need to get professional with their listings.

I'd reach out to Sage Interiors in Denver. They've done a lot of staging for our listings, but they also do consulting work. I love their style.

Some of the people completely discounting hiring a professional probably don’t have one of those “wow” type air bnbs. You could do it yourself but if you could I’m sure you wouldn’t be asking. I can’t give you any help, but I hope your place comes together well and really stands out from the competition!

Some people have the eye to be able to design it themselves. For those that do not, hiring a pro to help will pay off big in the long run. You want to become a top listing in your area! Let's connect if you want to discuss more!

I had a client just use one, so I'll see if I can get the info. It makes a big difference. Make sure to get professional photos, etc too. Let me know if you need a contact for that. My gal is awesome.

Hey @Anna Ohmes, I’m curious if you went ahead with this decision and how it worked out for you? I have a medium term rental that my gf and I designed and furnished ourselves, I’m working on a second one and I’m curious as to if I should also go this route.
