Does anyone rent out the dock space at their STR?

I was thinking of a charging a dock fee if the guest brings their own boat or rents a boat locally. The dock has space for a boat and a lift for a small boat. I would like to offer this as an amenity but I want to cover the extra wear and tear on the dock. We would NOT provide the boat and I would not want to charge for guests that do not want to bring a boat. Also, what kind of liability or how much extra insurance do you need if you offer kayaks and life jackets as an amenity? Or insurance to allow guests to dock a boat?

    Yeah @Amy Mead, I don't get why you would do this. Nickel and dimeing your guests is a way to 2 star reviews. It would be like charging guests for TV remotes.

    The guests will use the dock regardless if they have a boat or not right?

    Regarding the kayaks etc, yes you will pay a premium in insurance for offering those kinds of things. Liability is high with water toys. Drunk vacationers drown. If you gave them the kayak they drown while using, you will get sued. If you offer them, make sure you have coverage for them and a good umbrella policy.

    If you have a dock, I would make sure you have coverage for that as well.
