AirBNB or AirDNA or Awning - Rates & Occupancy - Who To Believe ? Mid July 2023
I decided to compare projected income for my STR in North Phoenix from AirBNB, AirDNA and Awning. I also tried AllTheRooms but I couldn't figure AllTheRooms out. I looked at the surrounding STRs.
Across the street is $385, down the street is $130, two streets over one is for $225 snd the other has been removed. These are all similar STRs. Now, it's summer in Phoenix at 111 degrees. Only Bill Clinton plays golf in summer in Phoenix, ask Loretta Lynch https://www.vox.com/2016/7/1/1... so it's not a "hot" summer destination.
Here is what I found. Who should I believe?
1. AirDNA $461 a night with 64% occupancy
2. Awning $284 a night with 64.5% occupancy
3. AirBNB $346 a night with 64% occupancy

I don't think it is a problem comparing 3 different platforms. He is comparing the exact same property against 3 platforms that perform the same type of service. It is apples to apples really.
It just shows the difference between 3 different algorithms and how they arrive at different conclusions for the same data.
