Google Vacation Rental and PMS, worth it?

Hey everyone, newbie here on the forum but being doing this business for a while.

I want to start running ads for my STRs, I have 2 properties and in one of these, I sell also the rooms independently as a B&B. These are currently live on Airbnb and Bookings.com, and I'm looking to mainly start getting more direct bookings, so I'm building my website through WordPress.

My question is, what do you think about Google Vacation Rentals (GVR)? at the moment I have a business page as a hotel on Google (I have a license as B&B)

I've read that to link your website to GVR you need a pms which is compatible, any advice on which PMS to use? possibly a cheap one, my revenues before taxes don't exceed 35k 

At the same time, I'd like to run Ads, ideally mainly G Ads and then Facebook Ads, any advice on where to find a guide on how to best run them? Should I run them directly to my website or use the G Ads Hotel feature?

I have  free Google business page. I get a few calls here and there from it.

I just got a 5 day booking from a CL add I keep up. They sent the payment via Zelle including the deposit and I required a copy of their DL. We both saved on fees.

Most of my bookings come from Vrbo and a couple from Airbnb. 

I think Vrbo and Airbnb is going to always be the bulk of your reservations because that is where most people go to look first. 

Your on website is going to be primarily where you direct repeat customers to make it easy for them to come back.
