Pivoting in the Short Term Rental Market today? (PM's & Cohosting)

Hey Everyone, our market (the SF Bay Area) has had short term rental ADR's drop a lot to the point where long term makes more sense to landlords after all expenses. Some areas in the Bay Area are still doing okay, but lower than before depending on house size. Many landlords are shifting from short term to long term or mid term. Mid term is flooded because of short term rental regulations. What are you all doing to expand your business when the STR market is shrinking?

Are you just going to other markets like actual vacation markets? 
Have you all tried to get into managing hotels/motels? 
Have you just pivoted to adding LTR management?
Are you adding commercial services?

 Just buy more LTR house till market shifts.

I am paying cash and getting great deals on distressed houses or from motivated sellers.
