Staging a property and listing

We are buying a property to turn it into an str after our year is up.

However we are living in it for a year. And will have to account for the lack of listing time, with a lower price. 

To get a jump on the property being booked full day 1 and on, I had the thought to place the furnature, take pictures. Then to remove the furnature while we are there and then place it back when we move out. Am I over thinking this?

Thoughts or ideas on combating this?

I like the foresight, and I had an STR buyer client here in Colorado try to do this a few years ago. It seemed like way too much work (and possibly risky for a few reasons below).

A) Tons of work.

B) Possible risk of damaging the furniture with two moves (and likely two hurried moves as you'll be wanting to either get it quickly out so you can move in or get it in quickly so you can rent it).

C) Banks coming after buyers for mortgage violations is super rare, but why test it? Like John said above, I wouldn't want to give anyone a chance to call up your loan.

If you do this right, this should be a years-long investment. If you miss out on two weeks of bookings you might have gotten, that's alright. My two cents at least.
