.45 Acre lot, lots of grass lawn. Alternatives?

Hey guys! I am currently acquiring a single-family home in central Illinois, that has a whole a lot of grass. Seeming as though my profit margin already on a single family won't be the largest of all, I want to cut my lawn care expenses as much as possible. Is anyone have alternative to having to cut all the grass? Thought about Rock landscape, turf, not sure what else. Maybe a Prairie? 80% of the grass is behind the house only seen by one neighbor. Ideas? Thanks y'all!

    I have a house on 1 acre and my lease requires the tenants mow the grass. I only have to deal with lawn care if one of my places is vacant which is rare.
