Best place to buy a rental vacation home/condo next to ocean

I am looking for a reasonably priced vacation home or condo close to the ocean. Either west or east coast but where the winters are warm.  Trying to find places where the likelihood of being able to rent during off season are high. Any particular area's or towns anyone can recommend?
