Depends on your interest. I have 4 LTR in Huntsville AL and have them with an awesome PM for the past 5 years at 10%. I also have 5 STR that I manage myself in the Smokies. Plus with my daughter we PM STR for other investors! Whatever you decide be Happy!

We had this decision to make a year ago. Our 2 St George properties had gone up jn value and made selling them exciting.
1031 exchange them into more properties.
We did just this and wow. Best decision we have made in RE investing so far.
We made 100k on each and bought a few LTR in Huntsville AL.
And a few Short term rentals in E TN.
Net income has more then been 10 times

I have done exactly what your asking about.
We just closed on a property using only my cabin income and RE earnings. It was nerve wrecking but so exciting. We used a program where they even used the potiential earnings of the cabin we were purchasing.
BP is a great place for lots of answers but do not be discouraged by what you hear.
Ask your lender and if they dont give you the answer you want ask another lender.

There are a few different management models in this area. Some old school all in house management for 40%. All the way to co hosting with online booking platforms for 7 to 15%. All depends on your comfort level and how involved you wanna be!

We are a Local Management company and the fee is 10% to monitor bookings, schedule cleaners, answer guest questions, schedule maintenance. Local Utility bills for the 5 cabins I own are surprisingly low. I have never had a bill over $200 with my 2/2.

We have had a few clients come over from Evolve. They have a good platform where they search local areas and partner with local companies to facilitate cleaning and maintenance. Then use online booking services for reservations. People have told us that some areas have grown to big to fast and guests dont feel the connection with the owners. But then again others love their setup. So it seems to be hit or miss.
