Yes, I had 2 long term rentals in UT sold making 100k each. 1031 exchanged into 4 more properties. 2 in Pigeon forge, TN area and 2 in Huntsville, AL. Income from that exchange more then 10x.

It can be stressful to move what has become comfortable. But once your on the other side looking back, It is easier and your glad you've done it. Definitely have an idea where your moving the earnings because for exchanges there are time limits!

My experience with Co-hosts is usually 10% or maybe 15,% if they also organize maintenance repairs, etc.

The right PM will have ability to share with you reports and data to include total nights rented, and other reports plus you should have access to view communications if you want. Be sure to ask about transparency.

I heard recently with some companies they have restrictions about how many days an owner can occupy their own property.

I dont think I would be ok with that one.

AFter 5 Vacation Rentals in Sevierville TN. I have to say absolutely Yes to this question. We are currently working to snow ball and then purchase 2 on the beach. Not sure which one yet but actively looking! 5th one paid in full! Looking to cash out refinance to keep the investment formula running. Each one so far is generating minimum of 20k net. Can't argue with the numbers.

Hi Heather I invest in E TN and it is a year round market. We do have some months that obviously slow down but my cabins stay rented!

Hey David, Harvest and Toney I know to be great areas. My family has grown up driving the 30-45 minute drive to Huntsville for work for the past 57 years. Taft,TN! My mom worked at the Arsenal since she was 25. My sister works at Wyle labs and has done the drive for 30 years. Both brothers work at Adtran and also make the drive!

Anyway, I just wanted to speak up and say that after 15 years in SoCal. I do totally understand the 45 minute drive to LA is definitely nothing like the 45 minute drive from the country to town!.... especially when experiencing the anxiety from the cement jungle and the 45 minutes turning to 5 hrs because of fender bender on the 5!

You are reading my mind! I currently LOVE my Long term rentals because hey are in my home town where my family lives BUT. I contemplate selling them everyday! STR I have 5 now and say all the time that we need to sell the others. How much revenue I make compared to the 4 LTR!. Not as many words but I agree and need to make the decision to sell!
