7 years ago now I started my investing journey from SOCAL and we started in St. George UT then bought a few in Huntsville, AL and now I'm full force ahead in E TN with Short Term rentals. It has been an awesome journey and I am available to give back.

I second Farm Bureau. They had the best prices for my rental cabins.

Knoxville is great.

Suishi restaurant discovered recently Makino. Dont let the buffet style turn you off the suishi is quality on par with Minatos from Lake Forest, CA

East TN has tons of water activities. Rent a boat and go out on the River. So much fun!

If you head to Pigeon Forge via 321 through Townsend you must go inner tube water rafting.

Wears Valley Elviras catfish is so yummy. But you have to catch them when they are open Fri Sat Nights. Some daylight hours.

Mels Diner again catfish! Where the 321 hits the Strip through PF.

I started investing when I was in SoCal and Huntsville is my choice. I have 2 in 35802 area code and 2 in 35757 Madison.

They are having major growth coming the next few years also. New Toyota plant. Check out this article.

YES to feeding off positive people. 

Yes to being successful as out of state investor

Yes to PPY managers.

I have had properties in Huntsville, AL and Madison , AL with a PM for a few years now and it is worry and stress free. So worth it. 

I have invested out of state when we lived the past 15 years in SoCAL first in St George, UT and Smoky Mtn TN. We have been very successful to the point where my husband retired from  his job to live the dream. 

It's different and not always easy but so totally worth it. Don't let the negative posters discourage you.

Locally I know Smart Bank has worked for investors doing refinance for Short Term rentals. 

Best of luck, It's totally not fair that being self employed and independent making your own money 

through no assistance from an "employer" and your considered not a good investment. Ridiculous.

Check out Hostaway. It allows you to have a platform to use any channel you want vrbo or airbnb but also easily create a webpage where you can book online yourself. Then it is just a matter of sending out your promo items with the site. Some use craigslist, or snail mail ads or even advertise in print! Definitely facebook and Instagram. 

Just a thought.

Short term property management is a reality. Just like Long term rental property management. I have 4 Long Term Properties in Huntsville, AL and use Dietrich Rentals from the beginning for 10% management. I know the amount of effort managing my 5 STR is way more effort then year long leases that they manage.

Find a local company if you can.

My original response was deleted for self promotion which is weird because there are others who are not even investors BUT only self promoters who's comments are not deleted. 

I have 5 vacation rentals, Self managed and it is a full-time JOB. YES it can be done and is done by lots of owners. Is that the only way absolutely NOT... 

We use Hostaway to manage multiple properties listed on Airbnb, VRBO, etc. for ours and other owners as well in our local area.
