Big Bear, Palm Springs or Joshua Tree in 2021

Hi,

I am thinking of a vacation rental in these areas.  I

1) Big Bear-The houses have gone up. But on the flip side, how is occupancy? Crime? from your experience, if the property I saw is 3bd with game room selling for 600K would the numbers work profitable for an airbnb business? I know many have invested far less and doing quite well! 

2) Palm Springs- According to Airdna properties and ADR is higher than in Big Bear? Thought? 

3) Joshua Tree- from AIRDNA out of the 3 it looks like this has the lowest ADR and occupancy.  What do you think?

In 2021 where should I buy besides these that still have an upside in appreciation?

I would run my own numbers and not put too much confidence in Airdna results.

Start a spreadsheet and put data that you look up on Vrbo and Airbnb such as nightly rates and occupancy for at least 5 similar properties in each area. Then you can put in expected expenses such as mortgage, utilities, lawn maintenance, repairs etc.

Then you can play with the numbers to see which area looks the most promising. 

You could also possibly Google to see which area has the most tourism.
