Best STR market for cash flow?

Hey everybody,

My wife and I are looking to diversify our portfolio and are considering short term rentals. We focus on cash flow and cash on cash return. Appreciation is a plus.

What vacation markets have you found to offer the best cash flow and cash on cash return? We are currently looking at the Smoky Mountains but are open to other markets as well.
