What are the best mentorship programs here in town? Particularly ones that will partner with you on a deal and not require a lot of upfront "education" costs?

@Shiloh Lundahl has something that he offers to new investors.  I'm not associated with his investing, just know him through networks and what he offers seem very good for new investors.
