New Investors - Indiana/Central Indiana market, single family homes/small multifamily

My wife and I are new to the forum and community (long time podcast listeners), interested in finally breaking through and buying our first rental property! Live in the central Indiana/Indianapolis area and interested in the local Indiana/central Indiana market (ideally 1-ish hour from Indy), specifically single family or small multifamily properties. Excited to meet more of the community. 

Also likely looking into attending BPCON this year and open to suggestions of best ways to maximize that experience.
