Aloha, my name is a Kaohu Seto, but my friends call me Kao. I am a newcomer to BP and am excited to finally be here. I am also a beginner investor who is interested in passive cash flow using my SDIRA, and Im looking into Mortgage notes, (which i chose because its something that i could invest out of state wheres theres more affordable markets that here in hawaii) hopefully notes under 30-20K, but dont know where to start. I am also a great learner ad would love to increase my knowledge on the topic of notes, then hopefully move my way up to bigger better passive cash flow deals. Any info about notes or where to start would be greatly appreciated.

Thanks Jay.  I have another one which discusses Tax & Title Due Diligence, which is part of the story but you are right, the topic needs to be addressed in more breadth and depth.  Perhaps a risk mitigation article would be a good angle on the topic.  My holiday homework assignment...
