Relocating to las vegas

Greetings,

Im about to relocate (for work) to Las Vegas,NV. Recently I've began looking at investing in multi family properties (specifically quads). Although not very familiar with the Las Vegas area im hoping to gain some helpful information here. There sure seems to be quite a few very knowledgeable people on here.

I have a close friend who owns 60+ houses in Vegas. From our long conversations about investing, I remember two things; whatever the life expectancy is of the products you use on your houses in Vegas, reduce it by half. 30 year roof = 15 years. 10 year condenser = 5. Etc. 

And the tenant pool was decidedly different than the tenant pool in other cities he owns in. Lots more service industry type people and because of that, the vacancy rates were very much impacted by the economy.
