Hi There!!  My name is Marco and I am looking into starting my flipping business.  I am been reading books and websites, and have been a member of house flipping groups for probably over a year now.   I live in downtown Columbus and am really attracted to urban neighborhoods.  What is holding me back from getting started is MONEY! Ugh!  What are some tips for someone who has very little capital?  How do I convince a hard money lender to trust a newbie? Is there any such thing a crowdfunding for real estate?

Hey there Marco!  

In answer to your question, you need either money or deals.  If you have a killer deal, you can make money wholesaling it to a cash buyer, or maybe even partnering with them if they allow it.  Worst case you do a few deals, show the cash buyers you are actually out there finding deals and they will trust you more and maybe even partner with you!  That's actually how I got started flipping.  Wholesaled a few houses to the same cash buyer and now we've been business partners for over a year.

Basically just show your value, immerse yourself in the subject matter and show others that you are knowledgeable about what you want to do.
